LYONS FALLS, N.Y. — Naturally Lewis, Inc. is seeking developers, business owners, and entrepreneurs to submit expressions of interest for the redevelopment of the former Lyons Falls Pulp & Paper Mill site
The site is a vacant riverfront property in the village of Lyons Falls. Naturally Lewis is making the announcement on behalf of the Lewis County Development Corporation (LCDC).
The approximately 6.5-acre site, located at 4010 Center Street, sits at the confluence of the Moose River and Black River. It offers access to public water and sewer, natural gas, high-speed internet, and proximity to New York State Route 12. The property is “positioned for future redevelopment,” having undergone “extensive” demolition and environmental remediation efforts, Naturally Lewis said.

The Village of Lyons Falls has been designated a New York State Brownfield Opportunity Area (BOA). Prior planning and feasibility studies identified the mill site as a “key opportunity” for redevelopment that could support commercial, industrial, hospitality, or recreation-based uses. The BOA designation helps position the site for funding opportunities and reduces barriers to redevelopment.
“This site represents a transformational opportunity for Lyons Falls and Lewis County,” Joanne Witt, executive director of Naturally Lewis, said in the announcement. “We are seeking development concepts that align with the community’s vision and build on the significant public and private investment already made to prepare this site for future use.”
