Land dedicated for future mixed-use project on Syracuse’s south side

SYRACUSE, N.Y. — Those involved in the effort to create a 75-unit, mixed-use project called the Southside Renaissance Project gathered Friday, Sept. 12 for a land-dedication at 1500-1610 South Ave. in Syracuse.

The event was held on property between West Colvin Street and Eastman Avenue.

The Women’s Economic Institute (WEI) of Syracuse, St. Nicks Alliance of Brooklyn, and LISC NY are working on the project. LISC NY is the New York office of the Local Initiatives Support Corporation (LISC). LISC NY supports local partners across New York state whose services and programs aim to create a more resilient and sustainable New York.

The project would include senior rental housing, a public facing food hall / retail incubator, daycare, and a workforce center.

In speaking with reporters after Friday’s ceremony, Charlene Tarver, CEO of the Women’s Economic Institute, said it will be a “transformative” project for that area of Syracuse.

“The project includes 75 units of residential housing for our seniors ages 55 and above. There’s a ground floor, public-facing food hall, day care, workforce lab, event space or gathering space for our community,” Tarver said.

She went on to say it’ll have a rooftop garden for seniors living there, broadband access, and an incubator that will support both the food hall and any retail tenants.

It’s a project that’s been in the planning for about four years, Tarver told reporters.

The Women’s Economic Institute is a community and economic-development organization supporting women and girls, as described in the advisory announcing Friday’s event.

Total development cost of the project is $41 million, Frank Lang, deputy executive director of housing with St. Nicks Alliance, said in speaking with reporters.

“That’s a combination of private funding, through tax-credit investors, state, loans, and private loans as well,” he noted.

The partners will be applying for low-income housing tax credits in 2026 and are hopeful to begin construction on the Southside Renaissance Project in 2027. Construction would likely last about two years.

Founded in 1975, St Nicks Alliance (SNA) is a nonprofit, nonsectarian community-based organization with an annual budget of more than $100 million. Annually SNA assists more than 18,000 residents in New York in the areas of housing, elder care, youth and education, workforce development, community services, and civic engagement.
